In 2006 the Corbett-Terwilliger-Lair Hill neighborhood changed its name to the quicker, cleaner and clearer “South Portland.” Long and narrow, South Portland real estate extends four-miles along the west bank of the Willamette River, and the West Hills, located directly south of downtown Portland; only an 8-10 minute drive away.

John’s Landing is tucked into a narrow strip of land south of Downtown between the Terwilliger Curves and the Williamette River. John’s Landing real estate is conveniently located for residents employed at Oregon Health and Science University, located just up on Marquam Hill. Two busy roads, Macadam Avenue and Corbett Avenue cut through the neighborhood, making it feel busy and not particularly welcoming to pedestrians. I-5 slightly constrains the area on the hill above the neighborhood, making it harder to drive in and out of the area. A car or bike is necessary to drive downtown.
There are plenty of condos especially down at the riverfront. Many of the residences have views of the river and Mount Hood. Perks in this neighborhood include its proximity to the Willamette River and the recreational possibilities there. On Macadam Avenue there are numerous restaurants, plus a Zupan’s Grocery Store.
Lair Hill is in the northwestern part of the neighborhood, just south of Interstate 405 and Downtown Portland. This area was part of historical South Portland; a district of Italian, Irish, and Jewish immigrants. This compact area harbors the oldest, largely intact residential development in the city, with a relative abundance of Victorian houses, including Queen Anne and Italianate styles, which are otherwise rare in Portland.
These homes were built for workers, not captains of industry, so they are generally small. Many of these South Portland homes have been beautifully renovated, while some houses remain in poor condition. Various modern buildings, small commercial buildings, apartments, and townhouses are mixed in with the old homes. The bones of the old neighborhood remain, and the close-in location is a significant draw for some newcomers.
South Waterfront is a brand new development at the south part of Downtown Portland, on the west bank of the Willamette River. This area was an abandoned industrial area that is being displaced with towering high rises.
It is one of the largest urban redevelopment projects in the United States. As of April 2008, five towers have been completed in the district: the 16-story OHSU Center for Health & Healing, the condominium twin Meriwether Towers at 21 and 24 stories, the 31-story condominium John Ross Tower, and the 22-story Atwater Place Condo Building. The development is connected to downtown by the Portland Streetcar and the OHSU main hospital complex up on Marquam Hill by the Portland Aerial Tram www.PortlandTram.org. South Waterfront is not an official City of Portland neighborhood as it is part of South Portland. Lying at the north end of South Portland, South Waterfront homes don't fit into the designated neighborhood association as its looming high-rise buildings are so different from the townhomes, 2-3 story condos, and detached single family homes in the rest of the neighborhood. Once South Waterfront has a few thousand residents, we are certain it will have its own official neighborhood.
The average single family home in South Portland sold in 2007 for $506,183. The medium condo sold price was $415,000. The South Waterfront condos and townhomes are listed for an average of $771,087.
