Avenue Lofts
The Avenue Lofts, built in 1923, and previously a Meier & Frank Department Store warehouse, was converted to 170 loft units in 2004 by Robert Ball. This 8-storey Portland Loft is considered a landmark at the west edge of the Pearl District on NW 14th and Irving. The Avenue is named for the cobblestone pedestrian-only street on Northwest Irving that extends into the building as a stone corridor. In recognition of the building's significance, the Avenue Lofts are listed on the historical residential list thus giving buyers a historic tax freeze until 2015.

Robert Ball is noted as a lover of historical buildings and has renovated several including The Avenue Lofts and Marshall-Wells Lofts in the Pearl, and the Embassy in the Northwest District.
Reflecting their warehouse beginnings, the units at the Avenue Lofts are the real thing. These are true industrial building lofts with large open spaces, fewer walls, high ceilings (some have 26-foot ceilings), and massive windows – some 18 feet tall. The majority are traditional one-level units with 8 townhouses and 17 two-story penthouses, ranging in size from 497 square feet to 3,784 square feet. Units have either maple or bamboo flooring. Amenities include secure deeded parking and a work-out gym.
A massive atrium in the center of the building allows light to filter down to the interior-facing units. The atrium is a 5,500 square foot park with secret garden in the middle of the building, hidden from the outside world.
